Best Equity Line of Credit Home Loans
SOURCE: Money Magazine 2004 Best of the Best

Home equity loans may not be for everyone. Lenders often have a strict equity requirement, which means you will either need a large deposit, or if you are refinancing, you will need a reasonable amount of equity in your existing home.

They are essentially like a big credit card. Depending on the value of your property a limit is given and you can redraw up or down as you please without having to reapply for finance. It helps to be a good money manager though, as the ready availability of funds for any purpose that these loans can offer can make overspending easy. And if you trouble meeting your repayments, you could lose the family home.

Used wisely, equity line of credit loans can have many benefits, including a low rate of interest. The award goes to Yes Home Loans whose Equity Access loan charged n average rate of 6.29% over the 12 months to October 2003. Its current rate is 6.49%. The past few years have seen increasing numbers of relatively small players enter the home loan market, and many are giving the more established lenders a run for there money. This is certainly the case with Yes Home Loans. The Sydney-based company specializes in residential mortgages, and since its inception in 1998, a number of Yes loan facilities have received finance industry accolades.

There are no ongoing fees with the Yes Home Loans Equity Access loan, but there is an upfront establishment fee of $790. What is useful about the facility is that the mortgage can be split into four separate sub-accounts, each with its own interest rate structure. If you are using part of the loan to fund investments, these sub-accounts are a useful way of keeping track of your income, especially at tax time. The Equity Access loan can also be transferred to other residential properties, allowing borrowers to save on mortgages stamp duty and establishment costs. There is an early repayment penalty (0.8% of the initial loan amount) if the loan is paid out in the first four years. Yes Home Loans can be contacted on 131 937.

Service and people the key to success
    SOURCE: Parramatta Advertiser June 2004

Yes Home Loans began in a single Parramatta office six years ago. Today, it operates 13 branches and employees 66 people. The company won the Customer Service Institute of Australia's NSW award last April and narrowly missed winning the national award last May.

Yes Home Loans chief executive Lee Boueri said the most flattering part of winning was that the company had not entered the awards. "We didn't even know we were nominated until we received the letter from the PM's office congratulating us for being finalists" Mr Boueri said. "We were proud of the fact that enough of our customers actually nominated us".

Yes Home Loans spokeswoman Sera Awad said the company had always concentrated on customer service. "Our customers are our lifeblood and we don't forget that," Ms Awad said. "We aim to exceed customers' expectations - our motto is 'under-promise, over-deliver'." Ms Awad said being a small business worked to the advantage of customers. "The receptionist often knows the clients when they phone up," she said. "There are no machines answering phones." She said Yes Home Loans was proud of its information technology and had won several computer awards.

Mortgage Manager gives home buyers the nod
    SOURCE: Illawarra Mercury March 2004

Yes Home Loans is the latest lending business to establish a presence in Wollongong. The new office at 67 Kembla St would compliment the 12 other offices in NSW, Victoria and Adelaide. "In the past if a self employed person could not supply a minimum of two years profit from their business, their chances of obtaining a mortgage loan, even from an owner occupied purpose were greatly reduced."These rules have been greatly reduced over the past few years, making home ownership easier." More recently he was the regional lending manager for the NRMA Building Society.
